Harris Building Diagnostics was founded with a simple aim: to help property owners and facilities teams understand what is actually happening within their buildings before committing to costly repairs.
I’m an ITC Level 1 Certified Thermographer with a professional background in estates, facilities and building management. That experience means I approach thermal imaging from a building management perspective, looking beyond the thermal image itself to understand the defect, its likely cause and what should happen next.
Using professional FLIR thermal imaging equipment alongside supporting diagnostic methods, I provide independent investigations across residential and commercial properties, including electrical systems, moisture and water ingress, building fabric, insulation defects and mechanical plant.
For commercial clients, my focus is particularly on planned and condition-based maintenance, helping estates and facilities teams identify developing issues, prioritise expenditure and build better evidence around the condition of their assets.
Harris Building Diagnostics is a diagnostic service. I’m not there to find work that I can then charge you to repair. The aim is to provide clear, impartial evidence and practical recommendations that you can use to make an informed decision about what happens next.

Our services
Each survey is scoped around the problem, with thermal evidence, supporting observations and practical next steps.
Non-intrusive inspection of accessible electrical equipment under representative load to identify abnormal heating and temperature imbalance requiring further electrical investigation.
Thermal imaging supported by visible observations and moisture readings where practicable to investigate patterns potentially associated with damp, leaks or water ingress.
Assessment of accessible building fabric to identify apparent insulation irregularities, thermal bridging, air leakage and unusual heat-loss patterns.
Inspection of accessible pumps, motors, valves, heat exchangers, pipework and insulation to document thermal behaviour and areas requiring further investigation.
Thermal assessment of accessible roof areas to help identify patterns potentially associated with trapped moisture, insulation variation, water ingress or heat loss.
Repeatable inspection programme that establishes baseline information and support future comparison, trending and planned maintenance. Get peace of mind as landlord/building owner/responsible persons.

Commercial and landlord clients
Survey scopes can be developed for individual defects, portfolio programmes, planned maintenance or post remedial verification.
Tell us the property type, assets, known issues and the decision the survey needs to support.
Thermography supports inspection, maintenance and evidence gathering. A great option for a non -intrusive inspection, ZERO downtime in electrical inspections.
Include the property type, affected area, issue history and any previous repairs or investigations.
